Climate change is no longer a distant threat, and its impact is being felt around the world, including the UK. The construction industry, a major contributor to greenhouse gas emissions and resource consumption, is undergoing a crucial shift towards sustainability.

UK businesses are recognising the urgency of adopting greener practices for several reasons. The UK government aims to reduce all direct emissions from public sector buildings by 50% and 75% by 2032 and 2037 respectively, against a 2017 baseline. All UK emissions are to reach net zero by 2050 [1].

Businesses that fail to adapt, risk falling behind new regulations and missing out on potential opportunities. Recently, fines had been issued for breaches of climate change schemes which are in place to help ensure the UK reaches its target of net zero emissions by 2050. More than 30 companies have been issued with fines by the Environment Agency as part of efforts to reduce greenhouse gas emissions [2].

Investors and consumers are increasingly prioritising environmentally responsible companies. A focus on sustainability can enhance brand reputation and attract investment.

Sustainable practices often lead to resource efficiency, reducing waste and lowering operational costs. But how are customers in construction able to identify products that are sustainable? Read on.

What is an Environmental Product Declaration (EPD)?

An Environmental Product Declaration (EPD) acts like a report card for a building product's environmental impact throughout its entire lifecycle.

Any product can potentially have an EPD, including building materials like concrete, steel, or insulation, but also everyday items like furniture, electronics, or clothing. The key is that the EPD provides a transparent assessment of the product's environmental impact across its entire lifespan.

The EPD is generated on data obtained through a life cycle assessment (LCA).

An LCA is performed using a peer-reviewed Product Category Rules document (PCR) in line with the European standard EN 15804, ISO 14025, and other related international standards.

EPDS are not yet compulsory in the UK, but the market is increasingly self-regulating as manufacturers seek to demonstrate carbon transparency and market their products accordingly.

EPD Standards and Rules

EPDs follow international standards (ISO 14025) and undergo independent verification, ensuring data credibility and transparency. They are typically valid for five years.

Every EPD is created using a set of product category rules (PCR) that allow for fair comparisons between similar products. This allows construction companies to make informed choices on the products they’ll use based on environmental performance.

So, how are EPDs created?

EPDs are created through a specific process for a particular product by its manufacturer or a third-party organisation.

EPDs Within The Construction Industry

The construction industry is a major contributor to environmental impact, contributing around 37% of greenhouse gas emissions [3] With this in mind the upcoming revision of the Construction Products Regulation (CPR) signifies a major step towards increased transparency in the environmental impact of construction materials.

This revision, incorporating the acquis of the regulation, will mandate the eventual integration of environmental declarations, such as Environmental Product Declarations (EPDs), into the Declaration of Performance (DoP) for construction products across Europe.

This integration process is expected to begin in mid-2026, with a focus on the Global Warming Potential indicator as outlined in the EN 15804+A2 Product Category Rules (PCR). This initial phase paves the way for the inclusion of a broader range of environmental impact indicators in the future.

What is floor screed?

Floor screed is the combination of cement, water and graded aggregates that is applied to the concrete base of a floor to create a level surface. Its purpose, as part of your build, is to provide a sturdy base onto which a final floor application such as boards, carpet, linoleum, tiles or vinyl flooring can be laid. The result should be a smooth, level floor that is stable and robust.

For small projects, hand-mixed screeds can be a good choice. However, you must pay attention to the mixing. If the cement, aggregates and water aren’t added in the correct quantities, or the screed isn’t mixed properly, the resulting screed may not have the strength needed to withstand the expected loads. This is because of the formation of small pockets of unmixed materials that prevent the screed from developing its required strength.

To achieve a flat floor, the screed on the sub-floor must have no bumps or dips, otherwise it is likely to crack under the pressure of footfall. A light footfall is possible on liquid screed after around 24 to 48 hours, even maybe the morning after the screed was installed, but full site traffic should be prohibited until at least 2-3 days after the screed has been laid.

Should site traffic be necessary, the flooring can be temporarily protected using plywood sheets but these must be removed as soon as the site traffic stops to allow sufficient drying.

Curing of liquid screed

The curing of liquid floor screed is essential for ensuring the flooring is strong and durable. Curing is about hydration and is the process that provides the adequate moisture, temperature and time needed for the flooring to develop its necessary properties as a quality product. Curing cannot be rushed.

Liquid floor screed should be left to cure for the initial 24-48 hour period after installation. While the use of traditional impermeable membranes is not necessary, in this critical period rapid moisture loss should be avoided. The area should not be subjected to any traffic.

Liquid floors exposed to direct sunlight during the first 24-48 hours will not cure correctly. For this reason, south facing windows and glass doors should be covered during this period. Once the 48 hour period has passed, the windows and doors can be opened.

Drying liquid floor screed

Environmental factors will impact drying time. These include the temperature, ambient humidity and air fluctuations. The rule of thumb is that liquid floor screed dries at a rate of 1mm a day for the first 40mm of laid screed, with an additional 0.5mm per day if the depth of the screed exceeds 40mm. If the temperature is above 20°C and humidity is low, less drying time will be needed.

After 7 days, if the screed has been laid on an underfloor heating system this can be used to help accelerate the drying process by building the heat gradually 5°C per day. The force drying of cementitious floor screed is also possible using heaters and dehumidifiers. Floor finishes can be applied to cementitious liquid floor screeds with moisture levels at 2.5%CM. For anhydrite screeds the moisture level must be 0.5%CM.

Floor preparation

Unlike anhydrite liquid screeds, the removal of laitance by sanding isn’t necessary for cementitious floor screeds. Building residue should, however, be removed before applying a floor finish.

Other preparations include making sure the floor is clean and free of any chemicals that might impact the adhesive used to apply the floor finish. There should be no fractures other than joints that have been planned, and the floor should be clear of dust, debris and any contamination such as mud, building adhesive or bricklaying mortar.

Long-term maintenance: protecting your screed over time

Avoiding liquid screed failure requires a long-term maintenance approach that begins during the installation phase. Here are ways to protect your screed over time:

Severe drying conditions such as exposure to draughts or direct sunlight will result in rapid drying. This should be avoided to prevent the screed from shrinking or cracking.
Protect the screed immediately after installation by avoiding heavy site traffic. Walking on the screed after 24 to 48 hours is usually acceptable, but the screed should be fully dry before proceeding with project works.
Underfloor heating systems should be commissioned before floor coverings are laid. Commissioning involves testing and fine-tuning the underfloor heating system to ensure it is working efficiently. A gradual heating cycle will help to dry out the screed to prevent cracking and ensure the heat will be distributed evenly.

Monitoring moisture: how to test for dryness before applying floor finishes

The moisture content of the screed should be tested before applying a floor finish. If the screed hasn’t reached the required level of dryness when the flooring is applied, mould can develop, the screed can crack, and debonding can occur which lifts the floor.

The moisture content of Cemfloor liquid screed supplied by Clockwork Screed must be typically 2.5%CM (Calcium Carbide Method) or below.

There are three moisture tests recommended for Cemfloor:

BS8203-1:2017 & BS 8201:2011

Using a hygrometer, the target is 75% relative humidity. It is critical that the test is strictly adhered to which involves a 48 – 72 hour test period and using a correctly sized and insulated box sealed to the floor.

Calcium Carbide Method

Using a CM tester, the typical requirement is 2.5% water by weight for moisture sensitive floor coverings such as ceramics and adhesives, which equates to 75% relative humidity. The correct weight of both screed and calcium carbide specified by the manufacturer of the test meter be used during testing.

Tramex CMEX2 and CME4 electronic encounter moisture meters

These meters should only be used as a guide for estimating the moisture content. Either the hair hygrometer or carbide meter must be used to confirm the moisture content before coverings are applied.

Using underfloor heating in the drying phase: dos and don’ts

When using underfloor heating to expedite the drying phase, you must not:

Switch on the underfloor heating system too soon after installation
Rush the process
Make any assumptions about how dry the screed is
Using underfloor heating to help dry the screed must be done in a controlled manner:
Wait for 7 days after the screed has been installed before commissioning the underfloor heating system
Begin the commissioning process by running the system at a flow temperature of 5°C greater than the room temperature
Increase the flow temperature in increments of 5°C per day until the maximum flow temperature of 40°C is reached. Continue running the underfloor heating system until the screed has dried to a moisture content of 2.5%CM.
Once a screed moisture content of 2.5%CM has been achieved the heating must be switched off.
For a gradual cool down reduce the flow temperature by 10°C per day to 20°C before switching off and allowing to cool for around 48 hours.

Repairing surface damage: minor crack sealing and touch-ups

If it is determined that structural repairs are not required, minor cracks can be sealed and other touch-ups of liquid screed can be completed without too much trouble. Hairline cracks less than 0.5mm wide that have not been caused by movement may not need to be repaired.

To repair surface damage, only products that are compatible with cementitious surfaces should be used.

Before completing any minor repairs, all dust, debris and small particles must be removed from the surface. Minor cracks can be sealed with epoxy resin. For cracks wider than a hairline, it may be necessary to widen the crack with a grinder to allow the resin to infiltrate the area sufficiently.

A repair mortar can also be used such as Cemfloor FSC which is a self-smoothing, fibre reinforced compound.

Take care when repairing cracks on screed over underfloor heating systems to not cut too deep and cause damage.

When to call a specialist: signs your screed needs professional inspection

Only screed specialists can provide a thorough, professional assessment of any damage. A specialist should be called if it is necessary to repair the cause of the damage before making good the damage itself.

Signs your screed needs professional inspection include:

Deep or widespread cracking
Hollow spots which can be found by tapping the screed with a mallet or rod. These are likely caused by the screed separating from the subfloor
Crumbling or powdery residue. This indicates insufficient surface strength
Bubbling or peeling due to excess moisture
Discolouration which suggests contamination with oil, grease or similar substances prior to installation.

Clockwork Screed were appointed by property development company, 108 Ventures, to provide floor screeding for their development of 18 luxury apartments at Park View, Queen’s Road Chorley.

THE BRIEF

The Park View development in Chorley was designed to, “deliver style, convenience and quality in a highly desirable location”.

The previous building was a plumber’s yard that had been empty for some time and was in a state of disrepair. As Chorley continues to be a sought-after area, and due to the location of the site close to shops, bars, and restaurants, this was an ideal opportunity for a contemporary living development.

The 18 luxury apartments are a mix of 11 one bedroom and 7 two-bedroom properties. With a contemporary design including modern kitchens, shower suites and fitted carpets, the high-end development required a professional, polished finish to attract the desired target buyers.

All apartments and communal areas required floor screeding to prepare the floors and create a smooth finish, ready for the carpets and other flooring to be laid on top. Clockwork Screed were approached to complete the work due to our reputation for high quality floor screeding on projects of varying sizes across the North West.

the works

Clockwork Screed laid cementitious liquid floor screed over a total floor area of 250m². The screed was laid 65mm thick, at a total volume of 16.25m³.

The development was located in between existing buildings with limited access.

We used our exclusive mobile screed factories to batch-produce the screed on-site and pump it directly into each apartment, rather than deploying a large truck near to the site and another team of contractors to transfer the screed to where it was needed. The mobile screed factories allow us to complete the job swiftly and only produce the amount of screed that is required. This is more convenient and cost-effective for the client.

We laid the screed at 65mm thick, and all floors were ready for a final floor finish within 2-3 days, allowing the project to continue without delay. This is helped by our screeds allowing for floor finishes to be applied when at a moisture level as high as 2.5%CM. Projects that use anhydrite screeds as an alternative are delayed until the screeds reach a moisture level of 0.5%CM.

Why is speed important when laying floor screed?

The process of laying floor screed, and the amount of time it takes to dry, holds up the rest of the construction project. Other trades can’t work in rooms where floor screed is being installed or until it is dry enough to withstand footfall. They’re also unable to lay a top floor until the screed is cured.

These delays present problems to architects and main contractors such as juggling a workforce of many different trades, meeting client expectations in terms of schedule, and the financial pressure of a project that has to grind to a halt.

Clockwork Screed’s liquid floor screed

Clockwork Screed’s cementitious liquid screed is a high performance liquid floor screed that is poured onto the floor and self-compacts to provide a smooth, level surface. It is strong enough to be laid as thinly as 25mm which saves on cost and time.

When laid on underfloor heating systems, our liquid screed leaves no voids around the pipework. It can be laid very thinly, to around 50mm, which enhances the performance of the heating system, allowing it to evenly distribute heat throughout a room.

How is Clockwork Screed liquid floor screed a quicker application than traditional screed?

Clockwork Screed’s specialist mobile trucks

Clockwork Screed designed innovative mobile trucks that batch-produce the liquid screed on site and pump it in high volumes directly onto the floor surface where it is required. Around 1000m² of floor can be covered in one day. On average, a job is completed within 4-5 hours.

By comparison, traditional floor screed is brought to site in a truck mixer for another contractor to pump, level and finish the screed, or the screed is wheelbarrowed to the room and manually applied. The job can take up to a week to be completed.

Drying times of liquid floor screed

Clockwork Screed liquid floor screed takes as little as 24-48 hours for the fast drying options to be ready to be walked upon, allowing other trades to carry on with their work. It will only take around 14-21 days for the screed to be ready for a top floor to be applied. This is partly because floor finishes can be applied to the Clockwork Screed liquid floor screed with moisture levels at 2.5%CM, compared to traditional screeds that need to be below 0.5%CM.

Drying times for traditional sand and cement screeds are much longer. They need a day for every millimetre of screed thickness to cure, with additional time for thicker applications, ready for a final floor to be applied.

Outdoor applications of liquid floor screed

Unlike calcium sulphate screeds or anhydrite screeds, cementitious liquid floor screeds can be used in both indoor and outdoor areas of a building that are exposed to wet conditions. This removes the need for a separate application of floor screed from a different team, and all the logistic and cost implications associated with that process.

Laitance of calcium sulphate screeds

Calcium sulphate screeds become dusty when laid, known as surface laitance, which needs to be removed by sanding or vacuuming around 10 days after application, and before a top floor can be laid.

Cementitious liquid floor screeds don’t create surface laitance after curing.

Traditional sand and cement floor screed has historically been the screed of choice for architects and contractors. Typically, it is mixed on site, laid 75mm thick, and applied manually using a trowel. Sand and cement floor screed is cheap to produce but labour intensive to apply.

Sand and cement floor screed is inclined to crack and shrink, and because of the manual application, it is difficult to obtain a level finish. For underfloor heating, sand and cement floor screed can reduce the transfer of heat and overall performance of the system because of the thickness of the screed, the fact that the dry screed can’t envelop underfloor heating pipes and the poor conductivity of the material.

Liquid floor screed

Cementitious liquid floor screed is quickly and efficiently pumped onto a subfloor, rather than being applied manually. Benefits include

It can be laid just 30mmmm above the pipework which reduces the cost of materials and maximises the performance and responsiveness of the heating system, and enhances the building’s environmental performance.

Cementitious liquid floor screed has low shrinkage rates

Liquid floor screed doesn’t present the shrinkage concerns associated with sand and cement screed. In fact, Clockwork Screed liquid floor screed has an impressive shrinkage rate of under 0.05%. Our screed can be made into large slabs that require fewer expansion joints, and doesn’t produce the layer of dust sometimes associated with liquid screeds. It is also compatible with any cement-based adhesives, including those used in fast-track systems.
