Poured insulation and liquid screed for a luxury residential project in Hale Barns
Clockwork Screed was appointed by high-end residential property construction firm, Hengari Projects, to install poured insulation and liquid screed for a new build project in Hale Barns, near Altrincham, Cheshire.
About the project
Our brief was to install high-quality poured insulation and liquid screed to produce subfloors with a high-end finish that would enhance the performance of underfloor heating pipework, which was also being installed during the same build phase.
The property was a luxury home over four floors covering an area of around 1200m². When our team conducted the initial site inspection, the property was still in the early development phase and hadn’t yet risen above the ground.
Whilst enabling works were being carried out and the structure was being built, we worked on floor designs and generating SAP (Standard Assessment Procedure) calculations to evaluate potential energy efficiencies.
The challenge
Underfloor heating was being installed throughout the property by the contracted plumber. We were asked to complete each floor individually so that the plumber could install a separation membrane and edging strip before routing the underfloor heating pipework. We were happy to collaborate and work to this request, knowing that it wouldn’t in any way compromise our usual high standard of output.

Installation of poured insulation
We used our state-of-the-art machinery to install the poured insulation. Each of our mobile screed and insulation plants is equipped with a digital meter. This allowed us to accurately produce the correct volume of insulation needed for each floor at the exact time it was required so that the plumber’s team could install the underfloor heating pipework without any delays.
Across all floors, we installed around 100m³ of Energystore TLA (Thermal Lightweight Aggregate) insulation, which is made of EPS (expanded polystyrene) beads that have been coated in an additive and mixed with cement. Energystore TLA is a non-combustible, lightweight and strong insulation that offers greater thermal efficiency than traditional insulation.
Installation of liquid screed
Once the underfloor heating pipework was installed on each floor, we returned to complete the screeding works. We applied 50m³ of Cemfloor cementitious liquid screed across the four floors. Cemfloor is ideal for underfloor heating because it self-compacts thereby preventing gaps from forming around the pipework which would allow heat to escape. Its formulation offers exceptional thermal conductivity, and it can be laid as thinly as 25mm which further improves the performance and responsiveness of the underfloor heating system.
Cemfloor is a fast-drying screed that allows light foot traffic within 24 to 48 hours, so other contractors were able to get onto site quickly after screeding works were completed.

The quality of level, smooth floors we produced met the specification of the brief for a high-end, luxury finish. Our client at Hengari was delighted with our work and the way we collaborated with other contractors to ensure the elements of the project we were involved with ran smoothly.
